Responsive Repairs

JOS offers a full range of repair and maintenance services to properties, 24 hours per day, every day of the year. From the moment you call to enquire about our services, you will find a friendly member of our team ready to help. Our local directly employed teams are dispatched in liveried vans complete with comprehensive van stocks to complete your repair right first time. Our reputation for providing an excellent repair and maintenance service is based on meeting the needs and expectations of all the customers we serve.

Void Works

JOS has extensive experience in carrying out works to in excess of 1,500 void properties each year and fully understands the importance of reducing key-to-key turnaround time on vacant properties to minimise expense and financial exposure for landlords. To achieve this, we have our own in-house dedicated void maintenance teams consisting of trained and experienced multi-skilled personnel.

OOH Emergency Repairs

JOS offers a 24hour emergency service; our experienced team are on hand to diagnose issues over the phone, provide advice and comfort to customers, maintaining their safety and preventing any further damage to the property. We dispatch local, trained and experienced tradespeople in liveried vans complete with comprehensive van stocks to attend and resolve the emergency.

Kitchen & Bathroom Renewal

JOS regularly completes refurbishment schemes of varying scales, including kitchen and bathroom renewals. Key to our approach is effective resident liaison and flexible working methods to minimise disruption, whilst ensuring essential services are maintained and a great customer experience. Our experienced surveyors work with customers to make best use of available space, whilst offering customers quality products with a wide variety of finishes from which to choose. Our Resident liaison officers are on hand to work with clients and residents to ensure safe and convenient progress of works is always achieved.

Fire Risk Assessment (FRA) Works

JOS carries out passive fire protection services for both public and private sector clients, including fire doors and frames, thumb-turn locks and overhead closers, masterboard installation, cavity barriers, compartment walls, sealing service penetrations, and application of intumescent paints. Our teams are trained in the proper application and installation of fire protection materials and components. We carry out FRA remedial works on behalf of our clients to in excess of 1,800 properties every year.

Planned and Cyclical Improvements

Well maintained buildings provide a lasting return on investment, whatever their use. JOS  provides all planned and cyclical improvements, whether external or internal repairs and decorations programmes, roof and gutter cleaning or compliance works. Our planned maintenance teams include trained, competent and experienced supervisors and site managers who are responsible for ensuring projects are delivered on time and to the highest standards, while minimising disruption to residents of occupied and neighbouring properties.

Disrepair Management

JOS have specialised over the last 15 years in disrepair management with effective and proven processes to ensure clients are protected against potential claims, whilst also completing necessary remedial works, right first time and within required timescales. Our dedicated disrepair management staff deal with cases for each of our clients; as well as our specific disrepair contracts, maintaining detailed and accurate records, whilst liaising with both customers and client staff to resolve potentially difficult or sensitive issues.

Resident Liaison Officers & Help Desk

Central to all services is our 24hour help desk and customer liaison service, supporting our workforce in the delivery of customer centric services. Our experienced help desk staff are trained to handle customer service calls sensitively, capture the right information, offer appointments at the customer’s convenience and ensure the customer is always aware of the next steps.

We have a team of trained directly employed resident liaison officers, who work with our delivery teams to tailor our services to meet the diverse needs of our customers as well as minimising disruption to their daily lives.

Adaptations

We understand an effective aids and adaptations service needs to form part of a joined-up approach across a wide range of disciplines so that the customer, carers and families enjoy a seamless, co-ordinated service at a time when they may feel vulnerable. We work alongside our clients and Occupational Therapists to ensure all works are completed right first time. Our in-house resident liaison staff and delivery teams provide tailored services to minimise disruption and maintain the wellbeing of our customers.

Block Management

JOS provides a complete block management service for you and your property needs. We manage and maintain many various categories of properties including blocks of flats, sheltered and supported schemes for local authorities and housing associations, tenant management organisations, Co-op’s and private property owners. Our management services include communal cleaning, pest control, graffiti removal and decoration, electrical testing, rubbish/waste clearance, door entry system maintenance & fire risk assessments and remedial works.

Locksmith

Our local directly employed registered locksmiths are available 24 hours per day, every day and can get to you within an hour of your call. Not only do we employ fully trained and registered locksmiths for lock opening, lock replacement and lock repairs, we are able to provide experienced joiners for repairs to frames and windows, as well as fitting new doors.

Security Works

In conjunction with Local Authorities and the Metropolitan Police, JOS carry out security installations including high security doors, locks, grilles, glazing, external lighting, creation of Safe Sanctuary rooms to residential properties where residents may be at risk. Our local directly employed registered locksmiths are available 24 hours per day, every day and can get to you within an hour of your call. Not only do we employ fully trained and registered locksmiths for lock opening, lock replacement and lock repairs, we are able to provide experienced joiners for repairs to frames and windows, as well as fitting new doors.
